A "First Mortgage Loan" is the primary loan secured by a property. This includes new purchase mortgages or refinancing an existing property that is currently debt-free.

相對而言,「二按」(Second Mortgage Loan)則是在物業已有一按的基礎上,再申請第二筆貸款。由於一按是首位債權人,風險相對較低,因此一按的利率通常比二按更優惠,還款期也更長(長達240期)。

貸款成數彈性

財務公司的一按貸款審批普遍較為彈性,貸款成數一般可高達物業估值的 7 成或以上。相比之下,常規銀行的一按貸款受香港金融管理局(金管局)的指引嚴格限制,目前自用住宅物業的貸款成數普遍僅約 6 至 7 成。

利率及結構參考

傳統銀行的First Mortgage多採用 H 計劃或 P 計劃(H+/P-),目前實際年利率大約介乎 3.5% 至 4.5%;而財務公司First Mortgage因審批條件較寬鬆且承擔較高風險,年利率可低至 8%,具體息率會因應個別個案的風險評估而定。

此外,為了滿足不同業主的財務調配需求,現時部份財務公司為吸引客戶更會提供轉按服務,甚至推出低至 9.8% 的轉按迎新優惠,讓業主可以輕鬆減低利息開支,同時靈活套現周轉。

影響貸款額及利率的關鍵因素

最終獲批的貸款條件會綜合多項因素而定,其中包括:物業類型(如私樓、唐樓、村屋、工商舖)、樓齡、業主年齡、現有負債水平以及信貸紀錄(TU)等。
